You should live here if you love older homes, and prefer to live close to downtown but still want a somewhat affordable home (though demand is growing, so get in fast!). You may be just coming out of the partying stage as your family grows - you still want access to bars without actually going to any of them.
Crestview has the oldest homes, built in the 1940-50s, and are the smallest of this area (but to me, have the most charm). Brentwood was built next in the 1950s and 60s, and the homes are a little bit bigger. Allendale came next, in the 1960s and 70s, and has the largest floorplans. If you are concerned about schools, Allendale tracks to the best schools in this area, but Crestview and Brentwood's schools are pretty good as well.
In any of these neighborhoods, you can find fixer-uppers, maintained homes, or fully remodeled and expanded homes.
